Welcome to SpotMate, Sydney's peer-to-peer marketplace for residential parking spots and storage cages. Whether you need a convenient parking space near your workplace or extra storage for your belongings, SpotMate connects you with neighbours who have space to share.

2. Finding a Space
Browsing Listings
Start by browsing available spaces in your desired area. Each listing shows key details including photos, location, price, space type (parking or storage), dimensions, and availability. Click on any listing to see full details and host information.
Filters and Search
Use our powerful filters to narrow down your search. Filter by space type (parking spot, storage cage, or both), price range, availability dates, suburb or postcode, building features (covered parking, security access, 24/7 access), and vehicle size requirements.
Map View
Switch to map view to see all available spaces plotted on a map of Sydney. This is especially useful when you need parking near a specific location. Zoom in to explore different suburbs and click on markers to preview listings.
Setting Up Alerts
Can't find what you're looking for? Set up a search alert and we'll notify you when new spaces matching your criteria become available. You can customise alert frequency and manage your alerts from your dashboard.
3. Making a Booking
The Request Process
When you find a space you like, select your desired dates and click "Request to Book." You can include a message to the host introducing yourself and explaining your needs. The host will review your request and respond within 24 hours.
Instant Book vs Request to Book
Some listings offer "Instant Book," allowing you to confirm your booking immediately without waiting for host approval. Look for the lightning bolt icon on listings.

- Request to Book: Host reviews and approves your request first
Payment Security
All payments are processed securely through Stripe. Your payment is held safely until 24 hours after your booking starts, then released to the host. This protects you in case of any issues with the space. Never pay hosts directly outside the platform.
4. What to Expect
Confirmation Details
Once your booking is confirmed, you'll receive a confirmation email and in-app notification with all the details you need: exact location, parking spot or storage cage number, booking dates, total cost, and host contact information.
Access Instructions
Your confirmation will include detailed access instructions provided by the host. This typically includes building entry procedures, parking garage access codes or fob collection details, specific directions to the space, and any special instructions for first-time visitors.
Building Rules
Each building has its own rules and regulations. Your host will share any relevant building by-laws you need to follow. Common rules include visitor parking time limits, noise restrictions, and prohibited items. Please respect these rules to maintain a good relationship with the building community.
5. During Your Rental
Parking Properly
When using a parking spot, please:
- Park within the designated lines of your allocated spot only
- Ensure your vehicle fits the space dimensions listed
- Don't block other vehicles or access ways
- Keep your vehicle registration details up to date in your profile
- Remove your vehicle by the end of your booking period
Storage Guidelines
When using a storage cage, please:
- Store only items that fit within the cage dimensions
- Never store hazardous, flammable, or illegal items
- Keep your storage area tidy and organised
- Use your own padlock if required (check listing details)
- Don't store perishable food or items that may attract pests
Respecting the Space
Remember that you're renting space in someone's building. Be considerate of residents, keep noise to a minimum, follow building security procedures, and leave the space in the same condition you found it. Good behaviour helps build trust in the SpotMate community.
6. Extending Your Booking
Need more time? You can request to extend your booking directly through the app. Here's how:
- Go to your active booking in the dashboard
- Click "Request Extension"
- Select your new end date
- Submit the request to the host
- Once approved, complete payment for the additional time
Extensions are subject to availability and host approval. We recommend requesting extensions at least 48 hours before your current booking ends.
7. Cancellations & Refunds
Cancellation Policy
Our standard cancellation policy for renters is:
- More than 48 hours before start: Full refund
- 24-48 hours before start: 50% refund
- Less than 24 hours before start: No refund
Some hosts may offer more flexible cancellation terms, which will be clearly displayed on their listing.
How to Cancel
To cancel a booking, go to your dashboard, find the booking you wish to cancel, and click "Cancel Booking." You'll see the applicable refund amount before you confirm. We recommend also sending a message to your host to let them know.
Refund Timing
Refunds are processed within 5-10 business days and will appear on the original payment method. If a host cancels your booking, you'll receive a full refund automatically.
8. Issues & Disputes
What to Do If You Have Problems
If you experience issues with your booking, such as:
- Unable to access the space
- Space doesn't match the listing description
- Space is occupied by someone else
- Safety concerns
- Disputes with the host
First, try to contact your host through in-app messaging to resolve the issue directly. Most problems can be solved quickly with good communication.
Documentation
If you encounter a problem, document it with photos and written notes. This will help us investigate and resolve disputes fairly. Take timestamped photos of the space condition, any access issues, or anything that doesn't match the listing.
Contacting Support
If you can't resolve an issue with your host, contact our support team. We'll review the situation and work with both parties to find a fair resolution. For urgent issues (like being unable to access a space you've paid for), contact us immediately and we'll prioritise your case.
9. Leaving Reviews
After your booking ends, you'll have 14 days to leave a review. Reviews help other renters make informed decisions and reward great hosts.
When writing a review, consider:
- Accuracy of the listing description and photos
- Ease of access and finding the space
- Cleanliness and condition of the space
- Communication with the host
- Overall value for money
Be honest and constructive in your feedback. Your review is visible to other users and helps build trust in our community.
10. FAQs for Renters
Do I need to be a building resident to rent a space?
No, you don't need to live in the building. SpotMate is open to anyone looking for parking or storage in Sydney. However, you'll need to follow the building's visitor access procedures.
What if my car is too big for the space?
Listings include space dimensions. Please check these carefully before booking. If you arrive and your vehicle doesn't fit, contact the host immediately. We may be able to arrange a refund, depending on the circumstances.
Can I store a vehicle in a storage cage?
Storage cages are for household items only, not vehicles. Small items like bicycles may be acceptable if they fit and the listing allows it.
What happens if the host doesn't respond to my booking request?
Hosts have 24 hours to respond to booking requests. If they don't respond within this time, your request will expire and your payment will be automatically refunded.
Is my car insured while parked?
Your own car insurance covers your vehicle. SpotMate doesn't provide vehicle insurance. We recommend checking your policy to ensure you're covered when parking at third-party locations.
Can I access my storage 24/7?
Access hours depend on the building and are specified in each listing. Some buildings allow 24/7 access while others have restricted hours. Always check the listing details before booking.
